Real Estate Deposit Requirements:
A Cashiers Check or check with a letter of bank guarantee for $25,000 will be required on or before the day of the auction to bid on the property. The top bidder will also be required to provide an additional deposit in the form of a personal check on the day of the auction to bring the total deposit equal to ten percent (10%) of the total contract price.
Real Estate Conditions:
A Buyers Premium of ten percent (10%) will be added to the top bid and included in the contract price. All announcements from the Auction block will take precedence over any printed material or any other statements or advertisements. The brokers represent the sellers in this transaction. Seller shall provide a copy of prior title insurance policy or a title insurance commitment.

Broker Participation:
Hammersmiths Auctioneers Inc will pay a fee equal to 3% of the bid price to the Licensed Real Estate Broker whose prospect closes on the property. To qualify for a commission the Broker or Sales Associate must first register the prospect with Hammersmiths Auctioneers Inc. no later than 5:00 pm Thursday, November 1st.
